Although the project is still on a blue print stage, it will take us only a while before we make it a reality.
PANCHGANI
The twin-destination of Mahabaleshwar. Panchgani lies at an altitude of 1334 m. with views that surpass even the beauty of its twin. Surrounded by five hills. Panchgani still retains the old world charm of the Raj days… with retro architecture all around. The destination has amazingly scenic locations, with a river on one side and coastal plains on the other. Panchgani is full of lush trees and vegetation, making it a perfect location for a heath resort. The unparalleled uniqueness of Panchgani inspired us to make it our next destination. The projected resort, to be developed on B.O.T basis, comprises of 60 residential cottages, clubhouses and restaurants.
Garnet Constructions sees FY08 topline at Rs 200 cr
Arun Kedia, Director, Garnet Constructions said that they have currently started the project Magic Hills which they are marketing throughout the world. He added that phase one of this project will be completed by December 2009.
For FY08 Kedia said they see a topline of about Rs 200 crore with profits of about Rs 38 crore.
Excerpts of CNBC-TV18’s exclusive interview with Arun Kedia:
Q: Walk us through this quarter in terms of the status of your projects and how much land and at what valuation?
A: Right now we have about 450 acres of land mostly in the region near Panvel, and in Khopoli area, it’s about 2,400 acres. We have started the project known as Magic Hills, which we are marketing throughout the world.
Q: What sort of valuation it is quoting at your land bank?
A: Today the land bank is quoting more than about Rs 150 crore.
Q: What are the kind of projects that are currently underway and the size of them?
A: The project that we are doing right now is Magic Hills and its size is Rs 1,200 crore which we are marketing through the NRIs.
Q: What kind of project allocation or development are you foreseeing for this financial year?
A: This year we will be doing phase one which is about 600 bungalows. These will be completed by December 2009. The major part of the development will be completed by March and the remaining part will be completed in the coming 8 to 9 months.
Q: What does that take your total order book to?
A: It will give us revenue of more than Rs 300 crore. But the sales that we are expecting from this project is about Rs 160 crore this year.
Q: Give us your FY08 outlook. What can we expect from you in terms of numbers?
A: We see the topline of about Rs 180 to 200 crore with a profit of about Rs 35 to 38 crore.
